Experienced investors know the importance of having single-representation in a real estate transaction.  In other words, if you were to browse Loopnet, find a property that is appealing, and call the listing agent to discuss it, not only are you giving the agent the impression that you want his/her representation, but if that does become the case then you potentially open yourself up to being represented by someone who holds the other party's interests higher than yours.

That is, although dual-agency is not entirely uncommon, it could be unsettling to learn that the listing agent and the property owner have been working together for many years... indicating a particular sense of loyalty and teamwork.  The last position you want to be in is one in which you feel the pro forma and cap rate do not adequately reflect the value of the property, and the agent that is representing you is trying to convince you that the seller's price is fair.  You need representation that will put your best-interest before anyone else's, especially the opposing party in the transaction.
